Moving house is stressful, and the last thing you want is to lose part of your deposit over cleaning. The good news is that inventory checks follow a fairly predictable pattern — so if you know what clerks look for, you can clean to match. Here's the room-by-room checklist we use on every professional end of tenancy job.
Before you start
- Dig out your check-in inventory and photos so you know the standard you're returning the property to.
- Clean once the property is empty — it's far easier without furniture and belongings in the way.
- Work top to bottom and back to front in each room, so dust and dirt fall onto areas you haven't cleaned yet.
- Have bin bags ready and remove all rubbish and food — a forgotten fridge item can cause real problems.
Kitchen
The kitchen is where most deposit disputes are won or lost. Be thorough:
- Clean inside the oven, including racks, trays and the door glass — this is the single most-checked item.
- Degrease the hob, extractor hood and filter.
- Empty, defrost and wipe the fridge and freezer inside and out.
- Clean inside and out of every cupboard and drawer.
- Descale the sink and taps and clear the plughole.
- Wipe tiles, splashbacks, worktops and the outside of all appliances.
Bathroom
- Descale and sanitise the toilet, bath, shower, basin and taps.
- Remove limescale from tiles, glass screens and chrome until it shines.
- Clean and polish mirrors and any cabinets.
- Clear extractor fans of dust and wipe skirting and floors.
Bedrooms and living areas
- Dust everything — shelves, sills, picture rails, tops of doors, light fittings and radiators.
- Wipe skirting boards, switches, sockets and door handles.
- Clean inside wardrobes and drawers.
- Vacuum carpets thoroughly (consider professional carpet cleaning if they're marked), and mop hard floors.
- Clean interior windows, frames and sills.
Hallways, stairs and communal areas
- Vacuum and mop throughout, including stair edges.
- Wipe handrails, skirting and any scuffs on walls where possible.
- Remove cobwebs from ceilings and corners.
Common mistakes that cost deposits
- Skipping the oven. It's the number-one flashpoint — clean it properly or have it done.
- Ignoring limescale. Clerks notice dull taps and cloudy screens instantly.
- Forgetting the "hidden" spots — extractor filters, behind the toilet, tops of doors, inside cupboards.
- Not taking photos. Always photograph each room, dated, once you've finished.
